One way to renovate your home's basement is to transform it into a personal space. You can create a space that is private and separate from the common areas of the home. Renovating a basement to serve as a wine cellar is definitely an investment and will take work and patience. Once finished, the transformation is amazing for wine lovers. If you are a wine aficionado, you understand the importance and work that takes place to create the perfect temperature and environment for your wine. An improperly installed wine cooling system will damage your walls and wine. Consider hiring help to design and construct your wine cellar if you are not sure how to do it yourself. The key elements to a successful wine cellar are a cooling system, cellar wall and ceiling coverings, cellar floor, cellar doors, cellar lighting and cellar monitoring/security. Building an addition onto your home or making renovations can help you to increase the value of your home. This is essential in a market where it's difficult to sell a home. However, while you can recoup some of the cost of renovations, you shouldn't expect to recoup 100 percent of the costs. Still, by making upgrades, you can enhance your own enjoyment of the home and make your home more attractive to buyers.

Instructions

1 Make a list of all potential renovations and additions. For example, you could add a porch or a sunroom to the home or replace old windows and kitchen cabinets. Look at your house as though you were a buyer, and try to find the things that would turn you off, like an old furnace or water heater.

How to Plan the Layout of a Room

Arranging furniture creates an opportunity to bring a living space to life--or add new life to a room. When you develop the layout of a room, consider both the utility and decorative aspects. In decorating, as in getting dressed to go out, follow the old maxim of removing one accessory before you're finished. Benefit from some interior decorating guidelines for planning the room's layout. Setting up a floor plan in advance results in a more harmonious and comfortable room--and avoids the frustrations of having to move a heavy piece that's blocking a light switch or door swing.

Instructions
o 1    Draw a floor plan on grid paper. Note the location of doors and windows, cable, phone and power outlets, lights, light switches and any features that jut out into the room and affect the floor space, such as a fireplace, irregular wall, pillar, radiator, pipes, etc. Note the locations of air conditioning and heating vents that might affect the placement of furniture.

o 2    List the uses of the room and any furnishings and accessories you want to include in its layout. For example, the layout for a child's bedroom may include a twin bed, chest of drawers, bookcase, desk, chair and wastebasket. List any optional items you want to include if there's room, such as a beanbag chair.

o 3    Measure the furniture. Note the height, width and depth of each item for the room.

o 4    Draw the furniture and any large accessories--such as potted plants, magazine racks, media storage towers--on grid paper. For example, to create a scale layout with each small square representing 1 foot, draw a 4-by-1-foot sofa table using one row of 4 squares. Alternatively, print furniture cutouts from a furniture or interior design website.

o 5    Arrange the furniture on grid paper to try out different ways to lay out the room. Start with the largest piece of furniture. For example, try layouts with the head of the bed between two windows, with the head of the bed on the opposite wall, with one side of the bed against the wall as a daybed. Notice how the different bed positions affect floor space, walkways and wall space for other furniture.

o 6    Add the other priority pieces of furniture once you've selected an effective position for the largest piece.

o 7   Arrange the accessory and optional items in the room's layout. For example, center a nightstand in reach of the bed beneath the window. Center a desk on the blank wall and arrange the wastebasket on one side of it and the bookcase on the other. Slide the desk chair in at the desk. If the bean bag would be in the way of walkways, put it in the closet for occasional use.

Tips & Warnings

Strive to keep 30 inches clearance for walkways. Check that furniture doesn't obstruct the path to the doors, closet or bathroom and that it's possible to get to windows, outlets and light switches to use them.

Furniture and fabric get a simple computer makeover

A child’s bedroom is more than just a place to sleep — it’s a place to play, to study, to read, to dream. It’s the one room in the house that you want your child to truly enjoy. But redecorating for every new passion, from Barbie to Justin Timberlake, can get expensive — unless you do it yourself.

Refreshing furniture, redoing borders and updating fabrics is easy and economical. All you need are a scanner, computer, Clip Art or photography, high-quality printer and specialty paper.

Furniture

Selecting the right piece “People spend a lot of money on juvenile furniture, which kids grow out of too quickly,” says Sarah Richardson, host and co-producer of HGTV Canada’s Design Inc.

Newer furniture has cleaner, straighter lines; you might not find it conducive to arts and crafts. “When working with any sort of artistic or craft element, older pieces lend themselves better. They look more authentic,” Richardson says. Luckily, you don’t always have to buy new furniture. Check out flea markets and Goodwill or estate auctions for low-cost items.

Embellishing furnishings

To decorate a piece of furniture, scan a photo or an object that matches your room’s theme, such as a close-up of a flower or your daughter’s doll. Or, search for fun Clip Art shapes or characters through Word. Adjust the image to the desired size and print it on sticker paper. Richardson advises cutting close to the paper to eliminate any background. Then peel and stick the image on shelves or drawer fronts. You can also apply the image to walls or picture frames to follow through on the theme.

Richardson says you do not have to treat the furniture before you apply these decorations. But to preserve the stickers and avoid peeling, she suggests applying a protective coating, such as a water-based urethane over each one.

Walls

Sticking to basics: Projects to embellish walls can be as endless as your imagination. Richardson has used the computer to create inspirational words on a wall, but you can also try a favourite poem or the letters of the alphabet. To create a free-form border of flowers or shapes, design the images on your computer, print them out onto sticker paper, and space them out around the room.

Produce a patchwork of letters or words on one wall, using the wall colour as background, and colour-coordinate or contrast each letter.

Puzzling look

To add some artwork, Richardson suggests finding a fabulous photograph that works with your theme and dividing it into nine quadrants, each 8½” × 11”.

In Word, divide an image into nine equal pieces that you can print out separately. Print each one on photographic paper of the same size; then frame them. The “puzzle,” as Richardson calls it, could cover an entire wall depending on how near or far you hang each picture. As your child grows, replace the images with new favourites to maintain the look.

Fabric

Buying pre-designed fabrics can get pricey. Design your own with Clip Art, or scan your child’s drawings or their favourite objects. Print the image onto T-shirt transfer paper, cut it out, place it face down on pre-washed lightweight cotton muslin, iron, and peel off the paper when cool. You can use this technique on any number of surfaces, but Richardson suggests sticking with pillows and accent items that can be replaced more easily and at a lower cost.

Let the kids in on the fun, too. Children can help decorate their own room by choosing images and assisting in the application. “Keep in mind it’s a kid’s room, it should be fun, and it doesn’t have to be perfect,” adds Richardson. It’s their own place to play and dream.

Use the Internet to research and view potential houses

When Kelly Payne and her fiancé, Gerry McLoughlin, got serious about buying a house, they met with a real estate agent and chatted about their needs and wants. The agent punched all of the parameters into a computer and — presto — a list of possibilities materialized on the screen.

After the couple left the office, Payne continued to receive lists by e-mail. Payne would print off the listings for the houses that sounded appealing and then call her agent to arrange a viewing. “I liked it because I was in control,” says Payne. “I wasn’t being dragged around to houses I didn’t want to see.”

View interesting homes online

Potential homebuyers are discovering the ease of shopping for a home on the web. According to a recent survey by Royal LePage, some 70 per cent of homebuyers start their research online. The number one reason for that, says Robert Linney, strategic communications manager for the Canadian Real Estate Association (CREA), is the photos. They’re also attracted to the convenience and the national scope of the technology.

Do your research

But the Internet is still more of a research tool than anything else: at some point, homebuyers still need to get old-fashioned and enlist the services of an agent. It’s still not possible to buy a house listed for sale with a real estate board without involving an agent.

You can, however, troll some of the private-homes-for-sale web sites such as Canada Homes For Sale and For Sale by Owner Canada to buy and sell your home without the need of a third party.

Educate yourself

Consumers can start the hunt at the Canada Mortgage and Housing Corporation to learn more about homebuying.

Visitors to the site can download a homeowner’s inspection checklist and a home hunter’s worksheet, learn the advantages of a new home over a resale home and peruse a list of location considerations.

Browse databases across Canada

Once better informed, potential homebuyers can browse listings of houses that meet their requirements.

The biggest real estate site by far is mls.ca. MLS stands for Multiple Listing Service. This site offers data from 100 Canadian real estate boards and uploads fresh data every day. There is no charge to view the information. In 2001, more than 600,000 new listings made appearances there, says Linney.

With mls.ca, house hunters can input their real estate wishes. Potential buyers, says Linney, shop for homes based on four criteria: type of residence, neighbourhood, price and features. The results will generally appear with a photograph and a brief description, along with information on the listing’s real estate agent.

Also take a look at Homes Across Canada, which has a limited view of some of this country’s listings.

Check real estate company sites

The major real estate companies, such as Royal LePage, have their own web sites. These may contain further details, photographs or virtual tours of the property.

If you do not have a real estate agent and you see a house you like on one of these sites, you need to contact the agent associated with the house. If you, as a buyer, never secure your own “buyers’ agent,” the “sellers’ agent” becomes, de facto, your agent.

Search on your own time

The greatest value of these online house listings, says Linney, is their availability 24 hours a day, seven days a week. CREA research shows that most people tend to use these sites at night.

Consumers are more knowledgeable in this area than they were 10 years ago, says Michael Manley, owner and manager of Prudential Properties Plus, a real estate brokerage firm in Toronto. “They have a way better prospect of finding properties on their own than ever before.”

Evaluate every listing

For her part, Payne came to enjoy her regular house-search e-mail. “When I first met with our real estate agent and she told me how it was going to work, I thought, ‘What are you getting paid for? Isn’t it your job to find me a house?’

“But then the more I saw all the houses and saw the scope of them, I realized it was really the better way.”

Eventually, Payne and McLoughlin put offers on two homes. A house inspection of the first one revealed some nasty soil contamination — so they let it go. But six weeks later, an e-mail arrived describing a red-brick, semi-detached beauty with a front porch overlooking a quiet street. All the work paid off.

Manufactured vs. Modular Homes Pacific Homes

There are many misconceptions surrounding homes that are partially or completely assembled or built BEFORE they reach site. Factory built, modular, prefabricated, trailer, kit and package homes are all common terms that get thrown in together. In general ‘manufactured’ is an umbrella term for any home built in a manufacturing facility.

A modular home refers to a specific type of structure designed and built in ‘modules’ or sections in an indoor manufacturing facility. In Canada a modular home has its own specific code designation – CSA277. These homes are shipped to site on the back of a semi in pre-built modules. These modules usually have both exterior and interior materials, even carpet and kitchen appliances, installed. Once on site a crane or special jacks raise each module and transfers it to the foundation. In Canada a modular home is required to have a concrete foundation by most municipalities. The crew then comes in and joins the sections and ‘buttons up’ the home.

A modular home is usually chosen from a selection of available plans. Some modifications are possible but are usually minor. Major structural changes are limited by the system of building itself: load bearing walls are hard to move, shipping widths limit size & height, for instance. Modular is ideal for people looking for a housing solution that reduces building time and stress and can be really energy efficient. You sacrifice the ability to custom build and settle for a home that is usually at the lower end of the quality scale. Many municipalities and building schemes do not allow modular homes.

A prefabricated package home refers to a system of building where you order a complete custom home, with all the materials needed shipped directly to site. Additionally, a number of key components can be ‘prefabricated’ in a manufacturing facility. Trusses, floors even walls can be pre-built and then shipped. A package home uses exactly the same materials as any other site built home, is built the same way and is governed by the same codes. By using some prefabricated components there is a time and cost saving factor. Manufactured homes use high tech equipment in production.

Prefabricated homes are generally highly energy efficient, with greater emphasis placed on ‘green’ building and technologies than traditional site built homes. The client deals with fixed costs on materials as quotes are complete before construction starts. Additionally, clients have complete freedom to build the home they want, without limitations. Prefabricated package homes are an ideal choice for homeowner builders.

Large users preach power of BIM

When Western Michigan University decided to use building information modeling software to create 3-D models of its existing buildings, the school didn’t know it would provide a useful tool for the Secret Service.

For President Obama’s Kalamazoo Central High School graduation speech in June, WMU “utilized one of the biggest assets of BIM, which is visualization,” said Pete Strazdas, associate vice president of facilities management.

The Secret Service “was blown away” by everything BIM could tell them before they even arrived in Kalamazoo, including the exact paths Obama would walk during his visit.

But WMU’s “Bronco BIM” project will provide many benefits for the school for years to come, said Mike Hodgkinson, building commissioning administrator in the facilities management-engineering division.

“The president’s visit was just a really good example really early in the game,” he said. “I think there’s going to be hundreds that come up.”

A handful of WMU students have been working on the Bronco BIM project, which the facilities management department oversees, during the past year. They started with the easier buildings on campus, Hodgkinson said, and are a little more than halfway through WMU’s 8 million square feet of facilities. But they now have around 100 of the 141 buildings modeled at BIM level 200. On a scale of 100 to 500, level 500 is the most detailed.

Strazdas and Hodgkinson believe “BIM for existing buildings” is so beneficial for large-facility owners that they both spoke at facility management conferences in recent weeks.

BIM is almost exclusively used for new construction projects, but WMU didn’t want to learn BIM on the job.

“What we really wanted to do was gain some first-hand knowledge of what was going on and become familiar so as we did go into a full BIM project with new building construction, a multi-million dollar project, we would have some background,” Hodgkinson said.

The project also provides a learning experience for the students that will put them well ahead of most people in the industry today, Strazdas said.

Strazdas

“It’s a reasonable cost for us to get them involved, (and it’s a) learning opportunity for them,” Strazdas said. “It was such a win-win-win with no obstacles or roadblocks to utilize the existing building method of learning BIM, using BIM.”

WMU also is using the BIM project to collect vast amounts of information.

Today’s construction industry has created buildings much more sophisticated than those of years past, Strazdas said. Using BIM for existing buildings allows the school to organize all the data that it needs to manage those buildings into an easy-to-use system instead of hundreds of spreadsheets or thousands of filing cabinets.

“How will you find that piece of information you’re looking for out of a million pieces of information?” Strazdas said. “We believe that the best way to do that is bring up a graphic, bring up a building, and there’s data attached to the building.”

WMU eventually wants to integrate BIM and the attached information into all its systems, including security, crisis response and existing GIS infrastructure software.

“We think this is laying the foundation to eventually help all departments,” Hodgkinson said.

And although the BIM models are only level 200, more information can be added to that existing “palette” later, Hodgkinson said.

“You really have to start with that raw structure, and then you can add layer upon layer of information afterward,” he said. “That’s the power of BIM.”

One of the main ways WMU will add information to its models is through renovation projects. WMU expects its architects and engineers to work on future renovations in BIM and update the school’s existing models.

“Quite frankly, there’s more remodeling on this campus than there is new construction,” Strazdas said, noting the school typically has 100 to 200 small to medium-sized renovations a year.

Another area that Strazdas believes BIM will help his department is in energy management, which WMU has been focusing on for nearly 20 years. More detail has been added to the BIM models’ exterior walls, bringing those elements to level 300, Strazdas said. This will help WMU identify areas of the building envelope to invest energy-saving efforts.

“Western Michigan, they can see millions of dollars in lifecycle management cost savings over time by doing this,” said Steve Downard, an account manager at Kal-Blue. The Autodesk reseller, with offices in Kalamazoo and Grand Rapids, is assisting WMU in the BIM project.

Downard agrees that BIM for existing buildings is most beneficial for long-term, large-facility owners. Someone who owns just one building would not receive as much return on investment and might sell the building before any benefits are realized.

Higher education institutions have more resources, such as students, to take on a BIM for existing buildings project, Downard said. Ferris State University and Central Michigan University are both interested in following WMU’s example, and Kal-Blue is talking to Bronson Healthcare about it, as well.

“Bronson has a goal to do it, but they’re not ready to do it yet,” Downard said. “That is one of our focuses, large owners, to try to push the process down.”

Only about 20 to 30 percent of West Michigan architecture, construction and engineering companies have adopted BIM, Downard said. Those that did were trying to set themselves apart from their competitors. But they have come to realize how much easier the process is.

He hopes large owners requiring BIM on their projects will encourage companies to adopt the process.

“Obviously, in a bad economy, it’s never a good time to change, but also in a bad economy, it’s a good time to change,” Downard said, “because you have time to learn it, but you may not have money to learn it.

“So our goal is to work with the large owners to get them to say, ‘Hey, it’s time for you to move on because we want this information in a building.’”

Victoria legalizes 'in-law' suites

Property sellers will be updating their dictionaries and striking out furtive euphemisms that pepper some Victoria real estate listings.

Descriptors like "extra accommodation," "nanny and in-law suites" and "basement ready for your ideas" are words of the past.

That became effective yesterday when the City of Victoria made good on its promise to pass a bylaw legalizing secondary suites in family homes. The bylaw will take secondary suites "out of the closet and into the real world," said Ray Blender, manager of Re/Max Camosun.

Blender said selling homes with illegal suites had been tricky for real estate agents concerned that the purchasers were made fully aware that they could be out of income should the city enforce its bylaw.

"Now we'll be able to be more honest that there is a suite in the basement to help with the mortgage," said Bev McIvor, president of the Victoria Real Estate Board. She sees more and more people shopping for homes with secondary suites to help with the cost of ownership.

Blender said it would be great if secondary suites were made legal throughout the region, a sentiment that was echoed Thursday night by a Saanich resident Ian Graeme who travelled from his municipality to congratulate Victoria on taking the step.

Graham added that he hoped Saanich would follow suit.

A patchwork of regulations cover secondary suites throughout the region. In many municipalities including Saanich and Oak Bay they are illegal although they exist. Langford, View Royal, Metchosin and Colwood have rules allowing suites but the terms vary.

Victoria has been inching forward on the bylaw over three years and McIvor worried that it never would really happen.

There was some opposition to the bylaw.

Rockland Neighbourhood Association member Janet Simpson gave a lengthy appeal for the bylaw not to apply to that neighbourhood, fearing it would encourage demolition of smaller character homes and the creation of "block after block of ugliness that Vancouver has already mastered."

But an overwhelming number of people spoke in favour of the change.

Al Kemp, chief executive officer of the Rental Owners and Managers Society of B.C., told the city it might see more cash from the federal government via transfer payments under the new bylaw because some residents living in illegal secondary suites may not in the past have been counted in censuses.

As for 82-year-old Marianne Bennetts, she told council the bylaw "is the cheapest thing you will ever do to keep me living in my home." Without a secondary suite she would have to leave the home she grew up in.

Answers About Suites

Victoria has passed a bylaw legalizing secondary suites in family homes.

City planner Brian Sikstrom has the answers to questions frequently asked about the new measure.

Q. Why did the city decide not to charge licence fees for secondary suites.

A. Licence fees might increase the city's liability, and in any case wouldn't cover enforcement costs.

Q. Are there size or design regulations for secondary suites.

A. There are no design regulations, although a homeowner can't make major exterior changes to build a secondary suite. The size of a suite is also limited to a percentage of the overall house. Suites are to conform to the B.C. Building Code, which relaxed some requirements for secondary suites.

Q. Why did the city not insist that owners live in homes with secondary suites?

A. The city does not have the power to do that, so it's questionable whether that type of rule could be enforced.

Q. How will the city enforce suites that don't conform to the B.C. Building Code.

A. Bylaw enforcement is done on a complaint basis, and inspectors will deal with suites that have health and safety issues first.

Q. How will the city make sure that small character homes aren't demolished.

A. Staff will report on the impact of the new bylaw in 18 months. Before that the city will review zoning called R1-B for possible changes, including limiting the size of buildings on those lots.

Use rental income to pay off your mortgage

When you consider the financial advantages, it's no wonder that so many homeowners take this route.
A common application is to use the rental income to pay off your mortgage. Let's say, for example, that you have $100,000 outstanding at 6% interest, and are paying it off at $1000 per month. At this rate, it will take you 11 years and 7 months to pay off the mortgage, and in the process, you will pay $38,983 in interest.

Now, suppose you have the same mortgage, but rent out a basement suite to a university student. Let's assume that you charge enough rent so that after expenses, you can put an extra $500 of that towards your mortgage. The result is that you will pay off your mortgage in just under 8 years - nearly 4 years sooner, and in the process, save $17,123 in interest.

Of course, you might have to renovate to create the basement suite, but it's worth it. In addition to the benefit above, homes that produce rental income are very attractive on the market because they allow the buyer to take on a larger mortgage. Mortgage companies recognize this as well, and will often reduce the amount of the required down payment on the mortgage as well.

There's also good news from the tax perspective. If you renovate to create rental income, you can deduct the expense from your taxes, and the interest on any financing that you do. This is one of the few ways in Canada that you can get a tax-free loan. However, you should always consult an accountant or tax advisor whenever your financial plans may have tax implications.

Financing your rental suite is a very suitable use of home equity financing.

To ease this concern, make sure you choose a cottage that's listed with plenty of good-quality photos of the inside, outside and lakeside. Make sure you bring your own childproofing equipment, such as plug holders and a playpen, just to be on the safe side. And talk to the cottage owner so you know what to expect and what to bring.
3. Is the water safe to drink?

Take this concern up with your cottage owner, and be prepared to bring your own water.
4. What if the cottage isn't clean?

Again, speak to the owner prior to renting and voice this concern. Choose a property that hires a cleaning service between renter stays, and purchase cleaning supplies if, for whatever reason, none are available upon arrival.
5. It's a lot of money. What if I have to cancel my rental?

Prior to renting the cottage, make sure the owner has a good cancellation policy.
6. I have work to do. What if there's no Internet access?

One option would be to contact your wireless provider and purchase a rocket stick.
7. What if the neighbours are noisy?

This is rare in cottage country, and generally out of the cottage owners' control — much like the weather, the bugs and the lake temperature. Talk to the owner about possible construction in the area, to ease your mind. Otherwise, ear plugs?
8. What if it rains the whole time, and we're stuck inside?

Cottage life isn't limited to the outdoors. Good quality time can be had indoors without the usual urban distractions. Pull out some board games, curl up with a good novel, and, if there's a DVD player, pop in a movie.
9. What if there's an emergency or we have difficulty with key appliances?

Make sure you have good communication with the cottage owner during the rental process and that he or she returns emails or phone calls promptly. If possible, ensure that the owner will be this communicative during the rental period. Also, make sure emergency and service phone numbers are included in your welcome manual.

10. What do I need to bring?

Often cottages have everything you need, from linens to towels, life jackets and cleaning supplies, but asking the owner about what's there is a good idea. Before you leave create a checklist of necessities (and luxuries) you want to bring, and just relax: you may be in the wilderness, but there's usually a convenience store minutes away. A good welcome manual will have easy-to-follow directions to the nearest town, and you could always explore the area in person or online beforehand.

Garden Suites- City of Victoria Considering Allowing Garden Suites

Secondary suites are legal in homes within the City of Victoria. Currently, secondary suites are defined by the City as “legal suites, located within a single family detached house [that] cannot be strata-titled”.

City planners recently recommended the City’s policy be amended to allow backyard suites. Under the proposed policy, 7,500 homeowners in Victoria will be eligible to build detached secondary suites on their property.

Size requirements for the suites will be the same as existing regulations for backyard structures to minimize impact on neighboring properties. Senior city planner Kevin King recommended that the suites be a maximum of 400 square feet and 3.5 metres in height and be no larger than one quarter the size of the back yard.

Only households living in single detached houses, with no secondary suite, will be eligible to build a garden suite.

What’s next?

Once the policy has received approval from council, it will go to public consultation and an open house. Homeowners and residents will be able to engage with City staff to express their concerns and ask questions.

Secondary suites in Victoria

The City of Victoria launched a pilot project in 2005, legalizing secondary suites in a test area around Gonzales. In July, 2007, the City expanded their secondary suite policy to include all of the City of Victoria, incorporating feedback acquired during the two-year test phase. Since the pilot project launched in 2005, 121 secondary suites have been legally registered with the City of Victoria.

In 2008, the City launched an incentive program to encourage people to build secondary suites in their homes. Similar incentives may be considered for garden suites. In 2009, 15 people applied for the renovation grant, and 44 people received permits to build suites.

The recommendation to allow garden suites comes in response to feedback acquired during public information sessions, neighborhood planning meetings and a survey about secondary suites in Victoria.

Secondary suites are currently legal in the City of Victoria, Langford, Esquimalt, Central Saanich and within a test area in Saanich. Regulations vary among the different municipalities.
What does this mean for homeowners?

Broadening the eligibility criteria for legal secondary suites will increase the stock of safe housing in the Victoria and offer homeowners a variety of benefits. Secondary suites increase the value of a home and can help homebuyers to qualify for, and meet, the monthly obligations of a mortgage.

Homeowners will not be required to provide parking for their tenants… which will have an impact on residential parking areas.

Establish a watering routine

It seems like common sense, but the change in weather will affect your lawn's water needs. Higher temperatures, particularly in dry climates, mean higher evaporation rates and less water getting to your lawn's roots. But it's not as simple as just watering more. Frequent, light watering can result in weeds, fungus and a weak root system. Instead, water more deeply and less frequently - about an inch a week is a great target to aim for. Fertilize with care

Like every living thing, your lawn needs to be fed. Finding the right fertilizer for your grass is a vital part of growing a lush, healthy lawn. Set your mower for a higher setting than you might normally use and be sure not to leave anything sitting in one place on your lawn for too long. Sprinklers, kiddie pools and lawn furniture are essential parts of summer fun, but don't let them smother your grass by leaving them out after use.

This is the easiest part of summer lawn care. There's no better way to keep track of what your lawn needs than to spend some time with it. Your grass should be a healthy-looking green and should spring back when you walk through it. Go barefoot for watering or just take a stroll through your yard and see how it feels. Factory Built Housing

Thinking about buying a brand new home? One of the images that springs to mind is the construction site, bustling with activity as a succession of workers and sub trades build your home from the ground up.

The reality is that increasingly your new home is built in factories and then assembled on your building site. Pre-fabricated roof trusses, pre-assembled wall panels, ready-to-install kitchen cabinets, pre-finished flooring…these and many other components used to be built piece-by-piece on site. Today, the vast majority of new home builders take full advantage of the quality, precision and just-in-time delivery of manufactured building components. This allows them to provide their customers with a high-quality home efficiently, cost-effectively and within a shorter timeframe.

As manufacturing processes have become more sophisticated, opportunities for moving the construction of homes inside the factory have expanded. Factory-built housing is a growing industry in Canada, reflecting changes in home construction here and elsewhere. In Sweden, for instance, close to 90% of all new homes are factory-built.

Today, homebuyers and new home builders can choose from a number of factory-built systems that provide a home in varying degrees of completion—from modular and manufactured homes that arrive on site virtually complete, to pre-engineered and panelized homes that reduce the amount of work required at the site.

As the name implies, modular homes are built in three-dimensional modules, offering homebuyers and builders a great deal of design flexibility. The homes are very energy efficient and can be built to the R-2000 Standard—the highest standard for energy performance in Canada.

Modules can be combined to make one-, two- or three-storey homes. While a typical two-storey home consists of four or five modules, larger custom homes might use eight or more of varying dimensions. A small, but growing number of developers have also turned to modular construction for multi-family complexes (e.g. row housing).

When the modules arrive on your lot, they are ready for assembly on the foundation. Insulation, air/vapour barriers, plumbing, wiring, siding and other construction details are mostly completed. Interior finishing is usually well advanced, including drywall, trim, flooring and cabinets. Completing your home on site can take the builder a couple of weeks or more, depending on the size, style and features of the home. Some features and custom upgrades are best done on site, such as brick siding and some hard surface flooring.

A manufactured home is the option that is the most complete when it leaves the factory; it is often ready for move-in the same day or a few days after it arrives on your site. Due to their unique structural design, manufactured homes can be installed on surface foundations, such as piers. They can also be relocated, although the majority are never moved from their original site. Built in one or two sections, manufactured homes are available in many designs and layouts, with a wide selection of standard and customized features.

Characteristic of panelized homes are pre-fabricated wall sections that can reduce on-site construction time considerably. The panels can be partially or fully completed, with windows, doors and siding often installed already. For pre-engineered homes, the major building components are prepared in the factory and shipped to the building site as a package ready for assembly, including framing materials, doors, windows, roofing, siding, interior wall partitions and subflooring. The pre-engineered building system emphasizes precision design and pre-cutting and can be used for virtually any home design, from standard cottage plans to highly customized dream homes.

Opinion: Unlike disco, Building Information Modeling is here to stay

The decade that gave us disco, too much facial hair and really bad clothes — sorry, it’s true — also gave birth to what could have been another passing fancy.
But unlike the fads that flamed out in the dawn of the ’80s, BIM evolved and became more than just an acronym in an industry with far too many acronyms.
Yes BIM, or Building Information Modeling, is actually worth knowing and remembering.
In simple terms, it’s a digital representation of the physical and functional characteristics of a facility or building. In complex terms — well, the 500 or so words in this column couldn’t even scratch the surface, so I’ll stick to the highlights.
BIM is a tool and a process
While being a very powerful tool, the true value of BIM is in the way it forces you, and more importantly your team, to look at a project.
This revolution in thought provides an opportunity for a project to evolve way beyond man-made constraints to the freedom of automation in four important areas: design, budgeting, production and the future operations of the facility.
With BIM, lifeless and boring lines and text on a 2-D drawing transform into 3-dimensional objects that are programmed and manipulated into parameters that interact with other packets of data.
This migration reduces errors and redundancy and offers the ability to easily redefine change based on the rules embedded in the object.
This is vitally important in the design phase where clashes and constraints can be identified and fixed early in the process instead of in the field, where the unforgiving penalty of change orders and scheduling setbacks emerge.
Moreover, owners are empowered with real data drawn from a feedback loop to help drive important decisions about energy, equipment and operating cost considerations.
Who’s the winner?
Mike Kissane, Granger Construction’s BIM expert, says it best: “Because BIM serves as a shared knowledge resource where decisions can be easily made about design, budgets, schedule and maintainability, the beneficiary of the process isn’t just the owner.
“Team members, from designer, contractor and subs, to the engineers and material suppliers all realize a cost savings.

“At the end of the day, the owner gets a superior and sustainable final product, and the support teams get a smoother environment in which to perform.”
And speaking of environment, Mother Earth is another big winner because the efficient process greatly reduces defective and redundant work, thereby reducing waste streams associated with the project.
In today’s market, the BIM process is quite possibly the most important benefit you can offer your client, and, if you are waiting around to see if this “BIM-thing” is going to stick, you might end up like the disco ball.
Yes, first there was disco, and then there was BIM, but BIM is here to stay.

Structural Insulated Panels vs. Conventional Framing

The load-bearing design of structural insulated panels (SIPs) offers an energy-efficient, quiet alternative to conventional wood framing methods. In recent years, Panel's have increasingly grown in popularity as builders strive to provide more durable products, use more environmentally sustainable building methods, and in return reduce costs. This method is now becoming the fastest growing new building method on the market.

What are Smart Walls?

SmartWall's offer a tremendous performance in energy efficiency through the air-tight nature of the design. SmartWall minimizes ‘thermal bridging’ – the amount of wood that acts as a bridge between the outside temperature conditions and the interior of the home. In comparison with the conventional 2x6 wood frame wall, our SmartWall has 22.9% less heat loss and 37.5% less heat gain, resulting in a net improvement of 26.5% effective R-value. These results show your Pacific SmartWall Home will use significantly less energy to heat and cool your home year after year.

Other Types of SIPs

The material that forms the rigid foam board in SIPs is usually made from polyisocyanurate (a polyurethane derivative) or expanded polystyrene (EPS). The inner board of SIP is also sometimes made from compressed insulating straw, but this method is less common.

· Expanded Polystyrene (EPS) Insulated Panels have a nominal R-value of approximately R-4 to R-5 per inch of thickness and are commonly available in 48" x 96" (other sizes are available) panels, weighing approximately 110 pounds each.

· Polyisocyanurate Insulated Panels used in the form of foam or liquid foam, which later hardens and strengthens have a nominal R-value of approximately R-6 to R-7 per inch of thickness, or a reduced initial R-value of R-9 to R-7 for the liquid foam version. Polyisocyanurate SIPs used for walls are usually 3.5 inches thick, and ceiling panels can be as much as 7.5 inches thick. Polyisocyanurate SIPs are typically more expensive than other options but are also more resistant to water-vapour diffusion and fire. They insulate up to 30 to 40% better than their polystyrene (EPS) counterpart.

· While Compressed Straw Core Insulated Panels are considered to be the most eco-friendly option due to the fact that they are made of agricultural straw, which is renewable and recyclable, they also provide less insulation and are heavier than the aforementioned SIPs.

Due to the fact that SIPs are lightweight (about 3 pounds per square foot) and easy to assemble, the use of SmartWalls significantly increases framing productivity. The use of SmartWalls can reduce framing labour by as much as half. Labour costs are also reduced, because fewer workers are needed to erect a structure incorporating the all-in-one SmartWall.

Toronto team designs architectural shot heard ’round the world

The task was to design an inexpensive single-family dwelling for residents of New Orleans’ hardest-hit Lower Ninth Ward. In addition to being cheap to build and conforming to post-Katrina building codes (which states that houses be raised five or more feet above grade, among other things), the home would also conform to the Passive House Standard, “the world’s most rigorous building energy standard” according to the DesignByMany website. This meant that it would be airtight, super-insulated, contain no thermal bridging (i.e. exterior building materials cannot transfer heat or cold into interior spaces), and harness the free power of the sun.It should also use the vernacular “shotgun” form, built from the Civil War era to the 1920s: A long, narrow, corridor-less floor plan with doorways that line up in such a way that “when you open the front door and you open all the doors to the other rooms, you could fire a shotgun through the house and not hit anybody,” says Mr. Dowsett with a chuckle.
Oh, and do all of this in just two weeks: “It was a very short time frame,” agrees the 49-year-old, LEED-accredited architect. So, after a Friday briefing where the competition guidelines, shotgun typology and the New Orleans climate were explained (Mr. Dowsett has spent a lot of time in New Orleans), the five-person staff was sent home to doodle out ideas.
Back at Sustainable’s Leslieville offices on the Monday, the team presented their ideas, and the best of each were incorporated into a “mash-up” design. “And every step along the way from that point forward was just a process of simplifying and simplifying … we as a group agreed that the winning entry was likely to be one of the most simple.”
And it is simple, but brilliantly so: The gently pitched roof, north wall and floor combine to form a “C” shape. Cradled underneath the deep overhangs of this Galvalume-clad C (self-venting, corrugated Galvalume not only lasts a half-century, it reflects heat away) is a cypress-clad box with a three-sided porch. On the south, the porch is faced with a series of sliding panels, which when used in conjunction with the various sliding doors in the living/dining space of the home’s mid-section, incredible seasonal adaptability is achieved. To give the shotgun model a modern twist, bedrooms have been placed on either end of the floor plan.
Instead of raising the home the standard five feet, the team raised it to seven so “you could drive a car under there, have storage under there [and] have shaded outdoor living space … because, in New Orleans, as long as you’re in the shade, there are some temperate periods that are really nice,” says Mr. Dowsett.
A radiant concrete floor helps with heating during inclement periods – both active heat from the imbedded tubes and passive heat from concrete’s ability to trap the sun’s rays – and with cooling in summer, since when shaded by the roof overhang the concrete stays cool, which in turn keeps bare homeowner feet refreshed.
“We relied on using design first to solve problems, and the simplest technology we could find second,” Mr. Dowsett explains. This highly considered yet simple approach resulted in the surprise grand prize announcement a few weeks later: “We were thrilled, there’s no other way to put it.”
Unfortunately, that thrill might not carry over to watching their design get built, since that’s not a promise of competition organizers. However, with the endorsement of the Canadian Passive House Institute (CanPHI), the networking power of the judging panel (which included a University of Louisiana architecture professor and a co-founder of the Passive House Institute United States), and the fact that the design was showcased at the American Institute of Architects’ 2011 National Convention last month, it’s not a stretch to suggest that Brad Pitt’s Make It Right Foundation might decide to make it real; since the Toronto-based television personality Mike Holmes has been involved with Mr. Pitt for some years now, there is, perhaps, an even greater chance.
In any case, it couldn’t have happened to a nicer firm. I’ve been following Mr. Dowsett’s career with interest since 2006, when I toured an off-grid, straw-bale, Modernist home he designed southwest of Peterborough. In addition to the innovative projects I’ve seen (and covered here) since, what has also impressed me is Mr. Dowsett’s continuing advocacy of green practices and his mentorship program for architecture students.
In any case, it couldn’t have happened to a nicer firm. I’ve been following Mr. Dowsett’s career with interest since 2006, when I toured an off-grid, straw-bale, Modernist home he designed southwest of Peterborough. In addition to the innovative projects I’ve seen (and covered here) since, what has also impressed me is Mr. Dowsett’s continuing advocacy of green practices and his mentorship program for architecture students.
With the Low Cost/Low Energy House win, it’s my hope that these critical ideas of how to build cheaper, smarter and with the least amount of harm done to the earth will be the architectural shot heard ’round the world.

Condo Living- How to avoid turning your condo dream into a nightmare

Our friends loved their new condo on the shore of Bedford Basin in Nova Scotia. They had sold their charming house a few miles away and, they thought, moved onward and upward. Their new home was a dream, with gleaming hardwood floors and vistas down the water toward Halifax. This was their retirement palace.
But three years later, they were gone. They bought a new house nearby, said good riddance to their erstwhile condo retirement palace and a very special good riddance to some of their neighbours in the building.
"I finally couldn't stand having to deal with the idiots in the building," our friend said. "It was like the lunatics were running the asylum. I even went on the condo board of directors. But it was no use. We had to leave to retain our sanity."
Our friends' experience is an extreme case of condophobia, where the dream turns into a nightmare. But I recalled their experience last week at the annual general meeting of our building in Toronto. These meetings are a rite of spring at condominiums across the country, a time when owners are brought up to date on the financial and physical conditions of their properties. And, yes. A time when grievances can be aired and vented.
Canada is displaying few signs of condophobia as the retired and the soon-to-be-so downsize — as our friends in Bedford did — and first-time buyers start their home-ownership lives with purchases of modest suites in downtown areas.
Thirty years ago, fewer than 4% of owner households were condo owners. By 2006, it had reached 11%. Today, the number is approaching 15%, meaning that well over one million Canadian households own a condominium. In the Greater Toronto Area this year, six in 10 new homes sold have been condos. And that trend is likely to continue.
My wife and I moved out of our house and into our modest condo almost 10 years ago and we are satisfied that it was the right move. We can lock up each winter and head to warmer climates for five months with few worries about the state of our home in what I call the "vertical village." The building has been considerably updated in the past few years — at some extra expense, of course. We enjoy the indoor pool and little gym when we are here. And the location is unbeatable.
Yet, as our friends' experience in Bedford underscores, condo life is not for everyone. Vertical villages can, like the non-vertical kind, have idiots. And sometimes it can seem as though they're actually running the place.
Indeed, in a way it is a great leap of faith to commit yourself to entering an agreement whereby you are to be financial and social partners with a couple of hundred strangers for the foreseeable future. You will deal with them at the closest of quarters, trusting them to do the right thing so that your property and your well-being are secure.
Of course, you rely on neighbours when you occupy a stand-alone house, as we did for more than 30 years. But the shared ownership in a condo takes that reliance — that trust — to a far different level.
Some of the people reading this column will right now be considering selling their house and buying a condo. Here are some things to consider — beyond the usual real estate caveats — before buying and taking up residence in a vertical village
- Those who have never lived in a condo/apartment may wish to rent out their house for a year and test-drive a condo rental unit for a year.
- Take a long, hard look at the condo building you're thinking of buying in. You can ask for annual financial statements and the status of the reserved fund for study. (We were lucky in that a close friend had lived in our building for three years prior to our buying.)
- Take a special tour of the common elements of the building. You own a share of these places and you should know what you own. (An acquaintance in our building who has lived here for more than three years was recently surprised to learn we had a golf practice room.)
- Before committing to buying, you may want to sit in the lobby and read a newspaper or magazine while observing the comings and goings of the occupants and getting a sense of what the villagers are like.
- Likewise, you should walk (or drive) the neighbourhood for a good, long spell to get the lie of the land.
- If the building you are considering is older, there is a strong likelihood that special assessments will be coming to address the structural and decorative effects of aging. Also, some older buildings, like ours, do not have individual meters for hydro and water. So if you go away for the winter, you are in effect subsidizing your neighbours' utility bills for months at a time. We've learned to live with it.
- If you opt to buy in a condo under development, be warned that these projects are rarely, if ever, finished on time. Expect delays and more delays.
- This last point also underscores the need for patience in the world of the vertical village. As one friend described his condo, "It's a funny little place with funny little people doing funny little things."

Spend More Time On Planning and Design... Spend Less!

Good design and planning are key to any successful home building or renovation project. Any extra time spent on the planning will save you in time loss and money throughout the construction phase. After getting a general understanding of the regulations of building it is important to understand your goal. Knowing your "why" will get you through the rough times - and there will be issues with every good plan... no matter what.

When thinking about design you should be thinking about four key elements:

1. Function

Understanding your "Why" purpose of your building project. Knowing your long term goals or short term goals will save your quick update and/or flip? Always consider the project benefits and weather it will serve you financially? Know that there are different ways to achieve the end result. Considering hiring a professional to flush out your wants, needs and ideas.

2. Form

Mass and shape define form. Mass refers to the volume defined by a structure relative to its surroundings. Mass can be controlled by your surroundings, cost and local regulations. Shape is the composition and complexity of the surface planes. Shape can be controlled by cost and the materials proposed.

3. Materials

Construction Standards- Greening the BC Building Code: Next Steps

Greening the Building Code is an ongoing initiative. The current focus is on reducing buildings’ energy and water use:

Code changes to improve the energy performance of housing to the equivalent of EnerGuide 80 in 2011
Participation in a national process to establish an improved energy code for larger, more complex buildings
Solar hot water ready homes (where practical) in 2011
Code requirement for high-efficiency toilets (including dual-flush) and urinals in new construction in 2011
Code requirements to support increased use of non-potable water for toilet flushing and sub-surface irrigation in 2011

Energy Performance of Housing

The Province is developing a Building Code change proposal to require energy performance for new Part 9 housing that, combined with provisions under the BC Energy Efficiency Act, will be equivalent to EnerGuide 80. The approach we are considering would offer three different paths to compliance:

performance targets for thermal resistance and air tightness in the Building Code;
prescriptive requirements for thermal resistance and air tightness in the Building Code; and
deemed-to-comply external certifications such as EnerGuide, R-2000, Built Green or LEED.

The Code change proposal will be posted for public review on this website early in 2011.

Victoria housing starts also down due to lack of multi-family projects

Homebuilding in Greater Victoria was down 24 per cent over the first four months of 2011 compared to the 10-year historical average, says Canada Mortgage and Housing Corporation.
A combination of fewer multi-family developments breaking ground and uncertainty over the fate of the harmonized sales tax appears to be behind the sluggish start to the year.
"Everything has been pretty slow across the Island over the first few months, but I'm still optimistic about the summer and fall months having seen what's on the books, has been approved and what's in the planning stages," said Travis Archibald, senior market analyst with CMHC. "But again, the biggest factor is on the multi-family side - any one project can have a big impact on the numbers and right now we haven't seen much in terms of apartment and townhome starts this year."
There were 445 total housing starts over the first four months of the year in Greater Victoria, a 47 per cent drop from the same period in 2010. Of those, only 249 represented multi-family starts, a big drop from the 522 multifamily starts in 2010.
In April alone, there were 124 total starts, down 42 per cent from the 213 in April 2010, and there were just 59 multi-family units a 52 per cent drop from the 123 in April last year.
Archibald said CMHC still expects about 2,000 starts across Victoria in 2011 based on continued levels of in-migration and the number of projects in the pipeline.
"Like any business, homebuilding is cyclical but ultimately you will have to build to meet the long-term demographic demand," he said noting net in-migration to Victoria last year was 6,000. "As long as people keep moving here we will need housing."

Prime Minister Stephen Harper has said he won’t waste any time implementing the party’s budget and platform.
And members from Canada’s business community say they’re just as eager to see those changes.
“The election results spell good news for manufacturers in Canada,” says Steve Rodgers, president of the Automotive Parts Manufacturers’ Association.
Rodgers says companies will benefit from the government’s plan to lower corporate tax rates from 16.5 per cent to 15 per cent next year.
“We know capital has the tendency to flow to regions where it’s treated best. This will encourage investment and growth here in Canada,” Rodgers said.
Producers will also get another two years of machinery and equipment write-offs.
Accelerated Capital Cost Allowance
The Conservatives plan to extend the capital cost allowance, a two-year write-off to help companies invest in new production technologies.
Canadian Manufacturers and Exporters has estimated the extension could save manufacturers more than $600 million over the next two years.
Temporary hiring credit
Harper is also promising a temporary hiring credit for small businesses. It offers companies a rebate on the first $1,000 of EI premiums for new hires.
“We were really sorry to see the EI measure defeated when the government fell,” says Dan Kelly, senior-vice president of legislative affairs with the Canadian Federation of Independent Business.
Kelly says the credit will help companies manage costs while focusing on growth.
The Conservatives had also set aside $3-million a year to reduce red tape for business.
“The government was just starting to work with the Canada Revenue Agency on positive initiatives like responding to small businesses tax questions,” Kelly said.
“Ideally, they’ll quickly recapture the lost momentum,” he added.
And it’ll be a very different momentum now that the NDP has moved to official opposition status.
The orange factor: tax cuts for small biz
Kelly says now that the NDP has more influence, it could push parts of its platform, including its proposal to reduce taxes for small business, from 11 to nine per cent.
“On the other hand, the NDP is also pushing for a doubling of the Canada Pension Plan, which is something the Tories haven’t been clear on. We’ll be watching that file very closely in the weeks ahead,” said Kelly.
A majority makes it harder for the NDP and other parties to defeat the government’s plans. That should give businesses more economic certainty over the next four years, according to Derek Burleton, vice-president and deputy chief economist at TD Bank Financial Group.
Environmental regulations
“Other parties have taken a more aggressive approach with carbon trading schemes, but a Conservative majority suggests a slower approach. This may reduce concerns in the oil and gas sector.” Burleton says.
But the government’s slower pace means some companies are still waiting to see how policies could affect their business.
And they could be waiting a while, according to Glen Hodgson, senior-vice president and chief economist at the Conference Board of Canada.
“On almost all things environmental, we’ve been proceeding with U.S.—even with a Conservative majority, I don’t expect that will change,” Hodgson says.
“If we want as few trade barriers as possible, I suspect we will continue to proceed that way.”

Forecasts show boom for big infrastructure in Canada

Large-scale construction in Canada is set for good times according to PwC (Price Waterhouse Coopers). Their new report says that between 2010 to 2015, Canadian infrastructure will grow at a rate of over two-and-a-half times the rate of the previous five years. "By 2020, Canada is expected to be the fifth largest construction market behind India and Japan -- a jump from its current position to seventh place," says PwC.

Driving the growth in the infrastructure construction industry are oil sands projects in Alberta, major hydro projects planned for Ontario and Quebec, transportation projects in urban centres, and construction for the 2015 Pan Am Games in Toronto. The outlook is not so rosy for the housing sector, which is expected to be the slowest in terms of growth.

The PwC report, issued May 5, names specific projects, such as billons to be spent on transit lines and tunnels for Toronto and Ottawa, a $6.5-billion hydro complex in Havre-Saint-Pierre, Quebec expected to be completed by 2020, along with a $5-billion hydro project in James Bay Territory under construction, and a $6.2 billion hydro complex in Labrador.

In Alberta, 20 potential new oil sands projects are expected to start over the next five years, along with enormous spending on capital construction and machinery. As well, Alberta's Capital Plan calls for $17.6 billion in infrastructure spending to support the oil sands over the next three years, and this is besides the investments from major industry players like Suncor and CNRL. Another report, the Spring 2011 edition of "Metropolitan Outlook" issued by the Conference Board of Canada, suggests that four western cities will lead economic growth this year. Saskatoon's gross domestic product is projected to increase by 4.1 per cent this year, while Calgary, Edmonton and Regina are not far behind at 3.4, 3.1 and 3.1 per cent respectively.

Toronto's GDP is expected to grow 2.8 per cent, while Vancouver, Winnipeg, Ottawa, Montreal, Quebec City and Halifax are expected to grow in the region of 2.0 to 2.5 per cent.

2011 - A Year of Change

If everything falls into place as the BC Government plans, 2011 will be a year of dramatic change for the residential construction industry in the province. Before the end of the year, builders will face new educational requirements and also changes to the building code to ensure better energy efficiency in new homes.

Last year the government announced the establishment of the Professional Builders Institute. By this fall, the government is hoping to have mandatory educational requirements in place that all new builders would need to pass before they can get a licence from the Homeowner Protection Office (HPO). Established builders would also be required to take courses to upgrade their skills.

At about the same time, the government wants to introduce changes to the BC Building Code that will require many builders to put their homes through a blower door test to ensure a high level of energy efficiency. The government also plans to forge ahead with mandating high-efficiency toilets later this year, something it put off a year ago. Pacific Post will keep you informed of any new developments on these issues.

Survey's On It's Way

Next month you will start to see changes in Completion Certificates from Pacific Home Warranty. The Completion Certificate is a very important document for not only the warranty program, but you as a builder as well. There are several reasons for that and perhaps the most important is that the sooner it's properly completed and submitted, your liability period as a builder will start being reduced. One of the changes you will notice is that we will be asking for e-mail addresses for your home buyers. We require this information to allow us to survey them on your work as a builder and ours as a warranty program. As we mentioned last year, we will not publicize the results, but will share them in confidence with you so you have the resources to become a better builder.

If a builder/contractor gives you a price that sounds too good to be true, it probably is. If he agrees to all of your additional requests without adjusting the price, he is either clueless—or dishonest. He may be luring you in with a fantastic price—only to hit you with additional charges on the back end.
Here are a few Red Flags to watch for when selecting your builder or contractor:
Too few references. If a builder is only willing to give you a couple of references you should wonder why. Make sure the references you get are recent and that they’re credible. Call them!
Rush to contract. If the builder tries to rush you into signing a contract before you’re ready, that should be a red flag. A building project is a big decision and no reputable contractor will rush you.
Vague specifications. If the specifications for the project are vague (type of material, quality, finishes, timelines) you need to ask for clarification. Vague or incomplete specifications are a way that some contractors take advantage of homeowners and run up the price.
Insufficient allowances. A favorite trick of unscrupulous contractors is to include allowances that are insufficient to complete your project. Sure, your initial bid will look great, but then the contractor will come back and hit you up for what he really needs to complete the project.
It all comes down to trust. If you have any suspicion that someone is trying to take advantage of you—walk away. You don’t want to go through a whole project wondering if you’re being taken.

1. You can't verify the name, address, telephone number or credentials of the remodeler.
2. The salesperson tries to pressure you into signing a contract.
3. The salesperson tells you a special price is available only if you sign the contract "today."
4. No references are furnished.
5. Information you receive from the contractor is out-of-date or no longer valid.
6. You are unable to verify the license or insurance information.
7. You are asked to pay for the entire job in advance, or to pay in cash to a salesperson instead of by check or money order to the company itself.
8. The company cannot be found in the telephone book, is not listed with the local Better Business Bureau, or with a local trade association.
9. The contractor does not offer, inform or extend notice of your right to cancel the contract within three days. Law requires notification in writing of your “Right of Rescission”. This grace period allows you to change your mind and declare the contract null and void without penalty (if the agreement was solicited at some place other than the contractor's place of business or appropriate trade premises-in your home, for instance.)
10. You are given vague or reluctant answers or your questions are not answered to your satisfaction.

In today’s competitive industries, keeping up with business changes and innovations gives you a credential that proves a level of industry-recognized competencies. But certification benchmarks can also be used to determine knowledge and skill gaps for assessing training needs.

To gain a competitive advantage with Autodesk products I have just returned from the AU 2010 Extension conference in Burnaby. Thanks to the Cansel Group of companies for hosting such an exciting event.

They had several discussion and range of different industry professional talking about the software and how it will impact our business. It was refreshing to experience open discussion with designers and engineers that we all work within our projects, but sometimes never get to meet with in our working day.

The conference although focused on software and new updates in products like Revit and Navisworks was informative and relative to our industry accomplishments. What made it stimulating to my perspective was the wide range of professions that attended the discussion groups and what was relative to their profession. These discussions gave a open panel to discuss frustrations and clarity to how each professional addresses these issues on projects and how we might share more openly with our models and collaborate to create a solution for a better design.

U.S. architect and author Sarah Susanka is the spark plug behind a design movement to deliver modest homes packed with fine finishes and multi-functional rooms.

When Sarah Susanka turned 21, the architect spent part of the summer living on a 40-foot boat with six other people and she still calls on those memories when designing smaller houses where every square inch has to be functional.
"1 often think back to the level of detail on that boat and the ways it helped us live in relative harmony, despite its cramped quarters," the U.S. architect writes in her book The Not So Big House "Six people can live more comfortably on a 40-foot boat than they can in a big, badly designed house."
Ms. Susanka says people usually need much less space than they think they do and that idea struck a chord with Ottawa architect Linda Chapman. She bought several copies of the book and lends them to clients, many of whom come to her with dreams of grandiose homes.
"We have to try to convince them to tone down their dreams," says the Ottawa architect. Ms. Susanka contends that people should build smaller homes and put the money saved into special details. "Build rooms with character not just more and more and more rooms," explains Ms. Chapman.
Not So Big homes have built-in cabinets and drawers, open plans, niches and alcoves. There's lots of warm natural woodwork and what Ms. Chapman calls "livable roofs" using dormers and high ceilings on the top floor to make sure of attic space.
Rooms are multi-functional - the dining room is also the breakfast nook; the living room is really a family room, playroom and media room. All the spaces are used daily, rather than having lavish formal rooms that get used three times a year - which Ms. Susanka describes as "the architectural equivalent of a hoopskirt."
"There's greater interest in more compact living as much because of cost as because of more flexible lifestyles," Ms. Chapman says. "It's not something new, but there's a cultural swing toward it."
Indeed, the majority of Canadian housing built during the 1900s has been small says John Archer, who works for the National Research CounciL
He has helped develop building and fire codes and is also an adjunct professor at the Carleton University School of Architecture.
"There weren't all that many periods of large house planning in (the 20th) century," he explains. "Canada hasn't built many big houses. We haven't been as wealthy as the Americans."
Only since the 1980s have we seen many big suburban homes, he says. And in recent years some of those have approached the 6,000-square-foot mark, although the market for huge homes has fallen off lately.
"It's actually more difficult to design a small home than a larger one'" he says. "You have to make it multi-functional."
The term "small" is relative, of course. A modest home in the Middle Ages would have been a 14-by-20-foot shelter for the family and the cattle. By the 1950s, small was anything less than 900 square feet. "Nowadays, 1,200 square feet is pretty small," says Mr. Archer.
"We haven't built 1,200 square foot singles since 1983 because that's too small for a single-family home," says Robert Greenberg, vice-president of Minto, the largest builder in Ottawa . Also, with the costs of servicing lots and building the house, the minimum size that makes financial sense for builders is 1,500 to 1,600 square feet for a bungalow or single-family home, he adds.
He's skeptical about Ms. Susanka's basic premise, saying people want to buy the biggest house they cam for the money. Given the choice between a 1,500-square-foot home with lots of detail and a 2,000-square foot home with no detail, "it's a more financially intelligent decision to buy the larger house," Mr. Greenberg says. It has better resale value and you can add details yourself, he says. "Her argument makes sense if you plan to spend a long time in the same house."
Production builders' profit margins are too slim to allow them to put in all the expensive details Ms. Susanka recommends, says Mr. Archer.
Still, in recent years homes built by Minto, Urbandale, Claridge and Richcraft have included more and more architectural features such as columns, halfwalls topped with oak, coffered ceilings in dining rooms, crown moulding, hardwood floors and shelves and niches built around family room fireplaces.
Flexibility is also a trait Ms. Susanka promotes in her homes and something one of Ms. Chapman's clients considered when they hired her to rebuild a home on their west-end lot after their 50-year-old home was demolished.
"We did a bit of thinking about how much our needs would change in the future, as far as we can predict" says the homeowner, who doesn't want to be named. His basement home office, for example, could move upstairs if a future teenager wanted privacy in the basement.
For now, the main floor is one big open space so the parents can keep an eye on the young children. When playtime is over, toys can be hidden in window seats built into bay windows in the living room area.
This homeowner didn't want a 4,000-square-foot house taking up all the space on their 100-by-40-foot city lot. So they built a 2,400-square-foot Craftsman style home and put the extra money into quality details and features such as six-inch oak baseboards, cherry kitchen cabinets, high-end plumbing, lots of specialized lighting and many pitches a dangles on the roof.
"We certainly didn't save any money," he says, adding that Ms. Chapman did a good job of incorporating ideas from Ms. Susanka's book. "It really reflects how we live."

Award-winning architect Linda Chapman outlines the essentials of great home design

In 2006, Ottawa architect Linda Chapman delivered a lecture on building eco-friendly homes at a conference of custom home builders. Tucked into her Power-Point presentation on mechanical systems, building envelopes and the like are the words, "Remember poetry."
Rhythm, economy, evocative grace: Chapman's best architecture, which has netted her more than a few awards, embodies her own advice.
"A house or a building is a functional thing, but it's also a work of art," says Chapman, sipping on a mug of green tea during an early morning conversation at her office in Hintonburg. "Sometimes artistry gets lost because of speed and the cost of projects, but there's no reason there can't be poetry in details and proportion, in the spaces themselves."
Add an unswerving commitment to green building and a love of natural light, and you've got an idea of how Chapman approaches her profession.
One of her projects -- a red-brick, Georgian-style stunner built by RND Construction in an upscale Ottawa neighbourhood -- won the green custom home award at the Greater Ottawa Home Builders' Association's recent Housing Design Awards. It was one of three trophies she nabbed this year.
"The proportions are elegant, but not overwhelming," says Chapman. "It's classical but there's still a coziness because of the proportions of the rooms."
Like a writer delighting in a clever bit of wordplay, she also mentions the trompe-l'oeil that distinguishes the generous foyer. The flooring seems to undulate thanks to the chevron-patterned mix of polished and honed marble, while the ceiling, actually flat, appears to be domed. "It's fun to play with that sort of Georgian detailing."
The home, especially the glorious stairwell and upper hallway, "harvests light. Most good architects are in love with sunlight. It's big for me because we have so little here and it's so important to our well-being. There's no such thing as too many windows."
Thanks to clients who are as green-minded as Chapman (she served as inaugural chair of GOHBA's green building committee), the home is also a candidate for platinum certification under the stringent Leadership in Energy and Environmental Design program.
"There's absolutely no discontinuity (between esthetics and sustainability)," says the architect. "Green building techniques are getting better and better."
Chapman says she figured out she wanted to be an architect in about Grade 9. The Toronto native was naturally good at art and math, two of architecture's sine que nons, and was fascinated by historic buildings. She says she's also always had architecture's magic combination: equal facility with the big picture and with detail.
While she never pursued art -- "most architects want to be sculptors, but we want to make a living, not be starving artists" -- she does collect contemporary Canadian art, especially Quebec art, at her home on the Gatineau River in Chelsea.
Chapman discovered green building several decades ago. A graduate of the University of Toronto's architecture program, she'd lost her job during the early '90s economic downturn and wound up in the United States studying permaculture, the sustainable use of land in design.

At one point, she was in Colorado helping to raise a straw-bale building, and she was immediately sold on the concept.
"I had this epiphany that building could inspire us not just aesthetically, but with what materials we put in them. I decided I didn't want to be just another architect; I wanted to make a real difference."
Although she hasn't done a straw bale project in some time, the friendly, curly-haired Chapman -- an avid outdoorswoman, she kayaks, skis and cycles with her partner from their home -- is as eco-minded as ever.
That's clear from her other winning entry at the recent Housing Design Awards: the Rothwell Heights Renovation. The 50-year-old house, which won for renovations/additions $350,000 to $499,999 and custom kitchens 220 square feet or more/$74,999 or less, now features walls packed with soya-based foam insulation, new windows and doors, radiant-heated floors, and energy-efficient lighting.
She also transformed the place from an "overwhelmingly dark and cramped house with a lot of interior walls and a hodgepodge of materials into something that's open and bright and very warm. We added a lot of windows across the back, and now there's light from at least two sides in every room."
As well, Chapman added a large shed dormer across the front of the house with playful porthole windows on either side: "they make fun little sun shadows inside."
Chapman echoes other Ottawa architects in sometimes feeling constrained by our love affair with Arts and Crafts design.
Although she calls herself eclectic, she admits a preference for contemporary design highlighting simple, clean details that are also in keeping with green building practices of using minimal materials.
Contemporary elements like strongly-defined windows mix with traditional aspects in the exterior of her Quain Road, Wakefield project. Massed so that it seems to cascade down a hill on its rural site, the home won the open category award at last year's Housing Design Awards.
Inside, the R2000 home is all about contemporary. Smart bamboo floors and cabinets, concrete countertops, and unadorned trim create a bright, airy feeling that suits the home's view over a valley.
It also sports a favourite Chapman element: pop-out bay windows with seats inside.
"It's a wonderful place to perch and view the world. People who have researched the psychology of homes talk about a nesting instinct: we like to have a place that's cosy but has a view of everything."
Nesting might not apply so much to a dental clinic, but Chapman extended the same consciousness of space when she designed the renovation of a clinic in Gatineau. To charge up the happiness level, she introduced more light and a relaxing palette of warm colours. "How many dentists' offices have you seen with an orange couch?" she asks, flashing a smile as cheery as that clinic.
Chapman says she's fascinated by how people occupy space. "It's an emotional thing. It can bring tears of joy or make your teeth tingle. That's what art is supposed to be."

When Wright was nine, his mother gave him a set of Froebel blocks, a children's learning toy. Through the blocks, Wright learned to use geometry to create flat designs on paper and to build designs with blocks. As he got older, he started to see geometric shapes in everything around him.

Every summer, Wright worked on his uncle's farm. He loved the rolling green hills of the valley where he lived, and he became familiar with the flowers and plants of the Wisconsin prairie. Despite these differences, there is one thing that will be the same – the white balance considerations. Interior photography is a different situation simply because most films, and even most digital cameras, are set by default to take pictures outdoors. Thus, when a photographer wants to take pictures indoors, some adjustments will be needed to get the best photos. This will include putting lens filters, such as a Tiffen FL-D filter. Digital cameras can often set the white balance through a process on the menu screen. Many have a one-touch feature which will automatically adjust white balance for different types of lighting, such as outdoors, incandescent and fluorescent.

Another factor, in addition to the color considerations, will be the lighting itself. Interior photography comes with its own special challenges regarding lighting. For those who are looking at taking pictures of architecture or different rooms, not people, the best advice is to forget the flash. Flashes do not distribute light equally. Therefore, to get the most natural reproduction, no flash should be used. Longer exposures will be necessary, which will require the use of a tripod.

If using interior photography to take pictures of rooms themselves, there are a number of other tips as that come in handy as well. A wide angle lens will make a room look larger, as will less clutter. Further, those taking pictures of rooms for use in a magazine or real estate usually want the viewers to imagine themselves in that room. Therefore, they often prefer the room to be empty. Other people in the photo will automatically draw the eye to those people.

Did you know that one type of bulb can knock off a considerable sum from the monthly utility bill? Or that one popular bulb will more than likely be banned worldwide by 2014? This article will explain the most popular indoor light bulbs and outline the advantages and disadvantages of using each one.
Incandescent Bulb
The fat bulbs that most of us have been using for general light in bedrooms since childhood are known as incandescent light bulbs. These lamps have been the standard for a long time due to the natural, warm light they produce and their undeniable low price. These bulbs are also very easy to put on a dimmer control in comparison to other lamp types.
The main problem with incandescent bulbs is that they consume two to three times more energy than the alternatives. This coupled with a much shorter lifespan (up to 1,500 hours) than its competitor’s makes incandescent bulbs an expensive option. This has led to a worldwide movement to ban their use before 2014 for the sake of energy. Some countries, including those in the European Union, have already begun this ban.
Halogen Bulb
Halogen bulbs are a type of incandescent lamp that produces an intense light with higher color temperatures than non-halogen incandescent lamps. Halogens are most often used in track lighting systems, ultramodern light fixtures, and, believe it or not, headlights. The intensity of the light makes halogen lamps a good choice for task lighting. Halogen light bulbs tend to initially cost more than non-halogen incandescent bulbs but make up for the difference with a longer lifespan (2,000 to 2,500 hours) and higher energy efficiency.
The trouble with halogen bulbs lies in the fact that they produce a lot of heat. This makes halogen lamps a bad choice for workspaces in close proximity to a halogen lamp or for children's rooms due to safety issues. Note that you should never touch a halogen lamp with bare hands or leave flammable materials nearby. It is best not to leave with these lamps on for an extended period without someone close at hand.
Fluorescent Bulb
You more than likely associate fluorescent lamps with the long fixtures found in kitchens, laundry rooms, and garages. The fact is that fluorescent lamps comes in many different shapes and sizes and can be used for diverse purposes and in various light fixtures. Fluorescent lamps produce a large amount of white light that reveals detail without producing excess heat. This together with a low operating cost makes fluorescent bulbs a ideal choice for work areas. The lamps themselves tend to cost more than both incandescent and halogen bulbs since a ballast is required for the function of a lamp. However, fluorescent lamps last ten to twenty times longer (up to 25,000 hours) than incandescent lamps and are the most energy efficient of these three types, though the life of fluorescent bulbs may lessen if it is turned on and off frequently. Note that the life of a fluorescent bulb should be indicated on the packaging.
One downfall for the fluorescent lamp is that it produces a very white light that does not seem as natural or warm as an incandescent bulb. This light has also been connected with the fading of paintings since it contains a high amount of UV rays. You may also notice that the bulbs become dimmer towards the end of their life and may not turn on in extremely cold temperatures.
Fluorescent bulbs have also been accused of being harmful to the environment due to the mercury and phosphor materials contained inside. Because of this used fluorescent lamps typically cannot be disposed of as regular trash. The disposal procedure is usually regulated by local government agencies.
Compact Fluorescent Bulb (CFL)
This type of fluorescent bulb has been offered as a replacement for the incandescent bulbs that may be banned by 2014. They are closer to incandescent bulbs in size but retain the energy saving properties. The two most common shapes are U-shaped and spiral. Recent developments have also led to a light that is more natural and similar to the light produced by incandescent bulbs.
Making the Switch to CFL Bulbs
There are a few things that you should consider when converting to compact fluorescents.
Size
Though smaller than standard fluorescent lamps, compact fluorescent bulbs are nevertheless larger than incandescent bulbs. It is important to consider this since a compact fluorescent bulb might be to large for some of your fixtures.
Wattage
A fluorescent lamp produces five times more light than an incandescent of the same wattage. So if you are using a 100-watt incandescent lamp to light a room, a 20-watt compact fluorescent will produce roughly the same amount of light.
Light Temperature
The light produced by fluorescent bulbs typically has a bluish white quality that may not seem as natural as light from incandescent. You can get an idea of the color by taking a look at the color temperature indicated on the package. Light from an incandescent bulb typically has a color temperature of 2,700 K, so if you want a more natural light, you should purchase a compact fluorescent lamp of that same temperature. Bulbs with a temperature of 3,000 K to 3,500 K produce a neutral white light. Anything above 4,000 K will be closer to daylight.
In Conclusion...
There are actually many more types of light bulbs than the three described here. However these are the most popular for interior lighting. Less common types include LED (light emitting diode) and HID (high intensity discharge). Choosing the right light bulb is all in all a matter of preference and savings. What is As Built Measuring?
A finished building seldom corresponds exactly to the original plans in every detail. This may occur because of on-site complications during the construction process, or there may have been on-site "on the run" changes where plans weren't updated. Or perhaps the building is older and original plans no longer exist. The building may have been renovated and changed throughout the years rendering the original plans inaccurate. The purpose of As Built Measuring is to record these variations, and provide new drawings based on what the building looks like today.
How do we do it?
Premium Urban Design uses the latest technologies to accurately measure then draft your space as it is today. We use laser measuring tools, portable drafting computers, and the latest drafting software to complete the job. First we accurately laser measure your space and transfer the measurement data to our computers. Then right on site we begin the drafting process. By the time we leave the site we have the basic structure already drawn. That data is taken to our studios, where our Drafting Technician refines the drawing and adds the requested details. We then deliver it to you by email in a PDF format that can be used for whatever your needs are.
What can we give you?
Premium uses the latest drafting software like AutoCAD, and Revit. We are capable of supplying you with simple 2D floor plans which are becoming very common in Real Estate marketing campaigns. These may show just the simple floor plan layout or upon request can have accurate dimensions and square footages added. We can also add landscaping details, appliances and even furniture layouts. Using our Revit software we are also capable of fully rendered 3D models (BIM) of your property. We are able to produce "walkthrough" videos and deliver them to you in an AVI format which can be added to your website or favorite social networking site. Energy is a very big part of colours and how they affect us. Colours that surround us in our daily lives such as in our homes, what we wear, etc, all have a huge impact on us whether we realize it subconsciously or not. They will and do affect our emotions and how we feel as well as our physical well-being.

Think about what colours you are attracted to the most and why? How are you using colours in your life? Are there colours that you could add to your life or take away to make your life better or make necessary changes? Your subconscious may be telling you that you require more energy in certain areas.. Here are some examples of how colours make us feel… Does any of this seem to relate to you and your energy? How you feel today?

RED: Is the most powerful and intense colour emotionally. It gives you energy, makes you feel determined, strong, courageous yet at the same time passionate. It is the colour most associated with love. It is said that red can speed up breathing and your actual heartbeat! Red is an excellent accent colour used for design because it will definitely attract attention. Red can also increase a person’s appetite, so often people will paint their dining rooms red.

PURPLE: Seems to be associated with royalty, prosperity, wealth and luxury. It is a very spiritual, sophisticated, passionate, understanding and like red- a romantic colour.

BLUE: Is one of the most popular colours because it is colour of the sky and our oceans. It is a very tranquil, loyal, calming, refreshing, cool, peaceful colour. Studies show that blue will actually cause the body to produce calming chemicals, so this colour is often used in bedrooms. People tend to be more productive around the colour blue also. It causes the opposite reaction as red. It can also sometimes make us feel cold and depressed.

ORANGE: This is a wise colour. It helps make us feel courageous and confident. Also helps in success and resources.

PINK: Is known as the most romantic colour. It is very welcoming, kind, beautiful, soft, compassionate and faithful. It is also very tranquilizing.

YELLOW: A bright sunny yellow is often a good attention getter. It is very energetic, fun, clear and self-assured. It can help you to remain focused and also help with communication and concentration. It is an optimistic colour, however people tend to lose their tempers more in rooms that are yellow. If used too much, yellow can be overwhelming because it is a challenging colour for the eye to focus on. It is known to speed up our metabolism as well.

Brown: The colour of earth and it’s representation to nature, brown performs as a firm, forceful, grounded, reliable, patient, and practical colour. Dark browns make us think of leather and wood, where the lighter browns imply more validity. Brown can also come across as gloomy and reflective sometimes. Brown tends to be a more popular colour for males.

GREEN: Is a very popular colour in design because it is peaceful, comfortable, calm and refreshing. It suggests nature. It is the easiest colour for the eye to focus on and is said to be able to improve vision. That’s why people waiting to go on a television program sit in the "green room" to relax before they go on. Patients will feel more relaxed in green hospital rooms, etc.

BLACK: Is considered the most powerful colour. It never goes out of style and at the same time is Very stylish. People like to wear black because it makes them look skinnier. Priests wear black to indicate submission to God.

WHITE: This is a colour which symbolizes purity, cleanliness, and innocence which is why brides wear white on their wedding day. It is considered a bright, light, neutral and summery colour. It reflects light which is one of the reasons why it is so popular in design, but also because it is so clean and crisp and goes with everything. Keep in mind though, that white shows dirt the best and is harder to keep clean. Nurses and doctors wear white to suggest sterility.
